We identify parcels with development potential that others overlook, assemble them when needed, and run them through Philadelphia’s zoning and permitting process to deliver entitled-and-ready sites.
Entitlement is where most projects either get built or quietly die. We treat it as the core strategic move it actually is — not as paperwork to be subcontracted out and hoped for the best.

Site identification
Off-market parcels in transitional blocks, irregular lots that confuse other developers, and assemblage opportunities that require relationships and patience.
Zoning strategy
Code analysis, bonus utilization (including Philadelphia’s §14-702(7) Mixed-Income Housing Bonus), variance positioning when economic, and community engagement when required.
Permit delivery
Architectural coordination, civil and survey work, expediter relationships, L&I navigation, and a clean permit set delivered on schedule.

The first sixty days set the next twelve months.
A correctly-entitled site is worth substantially more than the same parcel before zoning approval. We make that value creation our deliverable — then deliver the entitled site to a buyer, a JV partner, or our own development pipeline.
