Our Commitment

Capital Partners Fund is an Equal Housing Opportunity provider. We are committed to compliance with the federal Fair Housing Act, the Americans with Disabilities Act, and all applicable state and local fair housing laws in the markets where we acquire, develop, lease, and operate property.

We do not discriminate against any person in the sale, rental, financing, advertising, or terms and conditions of housing based on any protected characteristic. We expect the same of our employees, vendors, contractors, brokers, property managers, and partners.

Federal Protected Classes

Under the federal Fair Housing Act (42 U.S.C. §§ 3601–3619), it is unlawful to discriminate in housing on the basis of:

• Race
• Color
• National origin
• Religion
• Sex (including gender identity and sexual orientation)
• Familial status
• Disability

The Americans with Disabilities Act (ADA) also requires reasonable accommodations and accessibility in covered public-facing housing operations.

State and Local Protections

Many of the jurisdictions in which we operate extend additional protections beyond federal law. We comply with those protections where they apply, including but not limited to:

Pennsylvania. The Pennsylvania Human Relations Act prohibits housing discrimination on the basis of race, color, religion or creed, ancestry, age, sex, national origin, handicap or disability, the use of a guide or support animal, and familial status. Philadelphia’s Fair Practices Ordinance adds further protections including sexual orientation, gender identity, marital status, source of income, and others.

New Jersey. The New Jersey Law Against Discrimination (N.J.S.A. 10:5-1 et seq.) prohibits housing discrimination on the basis of race, creed, color, national origin, ancestry, nationality, age, marital or familial status, civil union or domestic partnership status, sex, gender identity or expression, sexual orientation, pregnancy, disability, source of lawful income, and military service, among others.

Delaware. The Delaware Fair Housing Act (6 Del. C. ch. 46) prohibits housing discrimination on the basis of race, color, national origin, religion, creed, sex, marital status, familial status, source of income, age, sexual orientation, gender identity, and disability.

Reasonable Accommodations and Modifications

Residents and applicants with disabilities have the right to request reasonable accommodations to policies or practices, and reasonable modifications to a dwelling, to allow full use and enjoyment of the property. Requests can be made to property management or by emailing [email protected]. We will respond promptly and in good faith.

Affirmatively Furthering Fair Housing

In our affordable housing work — including mixed-income development under Philadelphia’s §14-702(7) density bonus — we design, market, and operate properties in a way that affirmatively furthers fair housing and broadens access to opportunity.

Marketing and Advertising

All housing advertising published by Capital Partners Fund or on our behalf complies with HUD’s advertising guidelines and applicable state and local rules. Our materials carry the Equal Housing Opportunity statement.
