Affordable Housing
Housing that strengthens neighborhoods.
Mixed-Income Housing Bonus projects that expand access to quality homes.
Strategy
A focused direction
Two decades of multifamily and single-family experience, directed at housing that working households can actually afford. Built for institutional durability. Held for the long term — for the city, for the residents, for the balance sheet.
We pursue projects that qualify under municipal density and inclusionary housing bonuses, working with architects, planners, and city housing authorities to deliver homes that pencil for residents and for the long-term ownership of the asset.
Built for Low- and Moderate-Income Households
Quality Homes, Within Reach
Our projects deliver well-built, durable apartments for working Philadelphians — homes designed and held to the same standard as any market-rate building, but priced for households at or below 60% of Area Median Income. We use Philadelphia’s Mixed-Income Housing Bonus (Zoning Code §14-702(7)) as the framework that makes long-term affordability possible on infill sites.
Designed for daily life
Thoughtful layouts, durable finishes, and the kind of construction quality that makes a building feel like home for decades.
Affordable by covenant
A defined share of units is reserved for households at or below 60% AMI, secured by a multi-decade affordability covenant — not a temporary discount.
Rooted in the neighborhood
Built on infill parcels in established Philadelphia neighborhoods, close to transit, schools, and the daily fabric of the city.
