Overview
We develop new-construction residential from raw parcel to certificate of occupancy. Both single-family for sale and small multifamily for hold — depending on what the site, the neighborhood, and the capital stack support.
Architecture, entitlements, general contracting selection, and construction oversight all sit under the same roof. That coordination removes the layers of subcontracted decision-making that quietly inflate every ground-up project budget.

Site selection
We look for parcels where the zoning math, the comparable sales, and the construction logistics all line up before we tie up capital.
Design & entitlement
Architect coordination, zoning analysis, variance strategy when needed, and permit-set delivery handled in-house through trusted partners.
Construction delivery
GC selection, scope control, schedule enforcement, draw management, and quality oversight at the trade level. No layers between us and the work.

Ground-up done right is mostly decisions made early.
Project margins are set during site selection and design, not during construction. We spend our hardest thinking before the first shovel hits the ground — then we execute against a plan, not against surprises.
